"When I started buying rentals, I had nobody to call. Every mistake I made cost money."
Zach Cohen, on why he teaches
Meet Your Host
Zach Cohen
Founder, Section 8 Educate

Zach grew up on Long Island, sure rentals were for rich people. Then he found cities where a solid house costs $70K to $140K and the housing authority pays most of the rent. He bought too fast once, an 8-unit portfolio that went bad, so he built the system first. Now he teaches working people to buy house one.

  • ✓Owns 400+ Section 8 rentals in cities he doesn't live in
  • ✓One house went from $2,200 to $3,160 a month after one rent increase request
  • ✓Teaches the same lease and addendums he uses on his own houses

Real Reps. Real Numbers.

Your Questions, Answered.

Is it really free, and what is the catch?
The training is free and the three gifts are free. At the end Zach tells you about his 90-day program out loud, and you can leave before that part. Nothing about the teaching changes either way.
Does Zach actually own these houses?
Yes. Zach owns 400+ Section 8 rentals in cities he doesn't live in. One went from $2,200 to $3,160 a month after a rent increase request, and the housing authority's approval email goes on screen in the training. If you teach it, you should own it.
How much money do I actually need?
Usually $20K or more, counting reserves. The houses run $70K to $140K, and a DSCR loan or seller financing covers most of the price. You need less money than you think and more than the ads say. The training walks through the real math.
Can I buy in a city I've never been to?
Yes. Zach owns 400+ houses in cities he doesn't live in. You check the ZIP from home on numbers: what the housing authority pays, crime by block, and whether it's still issuing vouchers. The training shows who checks the house for you.
Aren't Section 8 tenants going to trash the place?
Not if you screen right and use the right lease. Every applicant gets the same written criteria. The housing authority pays most of the rent straight to you on the 1st, and the tenant pays the rest.
Who should skip it?
Anyone hunting for a way to buy with $0, anyone who wants rich overnight, and anyone who talks down on Section 8 tenants. In Zach's words, it's never zero money and it's never zero work.

Nothing on this page should be read as an earnings claim. Every figure shown is Zach Cohen's own result or a result shared by one of his students. They are real, but they are not typical and not a promise; most people who attend a free training take no action and see no results. Each local housing authority sets its own payment standard, and rents, voucher funding and inspection rules change by city.
